The Eight Places We Cover
Pinellas is a narrow peninsula and the slabs are not the same at both ends of it. A pre-war cottage in Dunedin, a 2005 three-car bay in East Lake and a fabrication floor in Pinellas Park each need a different spec. What they share is the opening move: a moisture reading (ASTM F1869 or F2170), a diamond grind, and a crew that doesn’t change halfway through the week.
St. Petersburg
This is home, and the nickname is literal: 768 consecutive sunny days between February 1967 and March 1969, still the Guinness world record. The same sun turns a closed-up garage into an oven by August. Add the fact that 67.7% of the city’s housing units were built before 1980, and most slabs we grind here have had four decades to collect oil, adhesive and somebody’s abandoned weekend project. Nineteen percent of units sit in buildings of twenty or more, which is why a fair share of our calls are condo garage decks rather than single-family bays. Clearwater
The county seat, with 23,294 detached houses behind it. Most of our Clearwater work is exactly that: two- and three-car residential bays. The rest is the commercial side that comes with being the administrative center of Pinellas, where a floor has to look presentable and take a cart wheel on the same morning. Palm Harbor
On the numbers, Palm Harbor is the strongest market on this list: 78% owner-occupied, 16,540 detached homes, and only 8.1% of the stock seasonal. Owners who expect to still be there in ten years ask different questions — about the grind and the primer, not just which flake blend photographs best. Largo
Largo deserves a straight answer before you call. It holds 12,198 mobile homes — 26% of its entire housing stock — against 13,813 detached houses. A manufactured home has a carport, not a garage, and a 55+ community carport is not epoxy work; we will tell you that on the phone rather than drive out to say it in person. Pinellas Park
Roughly three miles from our shop, so Pinellas Park gets the tightest scheduling and the quickest callbacks. It is also the only place on this list where a homeowner and a shop owner want the same crew. Residential garages on one side; the Gateway light-industrial corridor on the other, where fabrication bays and service floors need a build that shrugs off a forklift. Dunedin
Dunedin is old, and that changes the job. It was a working coastal town before 1900, and the streets behind the historic downtown are full of slabs with their own history — settling cracks, forty-year-old adhesive, a patch somebody poured in the eighties. 71% owner-occupied, mostly people who have been there a while. East Lake
Unincorporated, newer, and the most owner-occupied place we serve: 83%, with just 5.4% of the housing seasonal. Newer stock means cleaner concrete and fewer surprises under the grinder. Family buyers mean the floor has to survive bikes, a dropped socket set and a dog with opinions. Full flake under a hard topcoat is the usual answer, and it usually goes down inside a day. Tarpon Springs
The sponge-dock town at the top of the county: 81% owner-occupied, 5.1% seasonal, and a housing mix running from century-old cottages near the water to newer builds further inland. Salt air is a real factor this close in. It comes through the garage door every time the door opens, and it finds any edge that was not sealed properly.
