Who Does the Work

Duane does the walkthrough, runs the grinder and pulls the final pass — the same person from the first measurement to the last coat, not a crew you meet for the first time on install day. Every slab is diamond-ground to a clean profile and moisture-tested before a kit is opened, and the schedule gets built around what the readings say rather than what the calendar says. When it is finished you get a one-page care sheet written for this climate: how to rinse salt off after a run to the beach, what to slide under a jack stand, and which cleaners will dull a polyaspartic top coat.

The Slab, the Humidity & the Cure Window

Two reasons, and neither one is the brand of resin. The first is a slab nobody tested — concrete that is still passing vapor will push a coating off no matter what was rolled onto it. The second is the clock. Humidity in St. Petersburg sits near 88% at 7 a.m. and falls to roughly 57% by late afternoon, while manufacturers cap application at about 85%. That makes early morning the risky part of the day, not the afternoon storm most people worry about. Coat into air that wet and you get amine blush, a waxy haze that stops the next coat bonding. So we test the slab, keep the surface at least 5°F above the dew point — the rule every manufacturer data sheet repeats — and start when the numbers allow it, which some days means starting late.

Before the quote, not after. Two tests do the work. ASTM F1869 is the calcium-chloride method: a weighed dish sealed to the floor for about three days, which tells us how much vapor comes through 1,000 square feet in 24 hours. ASTM F2170 reads relative humidity from probes set into holes drilled in the slab itself, which is the better read on a thick pour. Concrete inside range gets coated directly. Concrete reading high gets a vapor-mitigating primer, priced as its own visible line. Roughly two-thirds of St. Petersburg housing was built before 1980, so plenty of the slabs we test are older than the standards used to test them — which is exactly why we measure instead of assuming.

Rarely, because there are hardly any. Housing here is built on grade, so a true basement is unusual in St. Petersburg. What people normally mean is a space that behaves like one: a garage that sits low, a storage room tucked under a raised house, a shaded ground-level room that always smells damp. That is ordinary work for us, and we treat it exactly like any other floor — we moisture-test that particular slab, and the reading picks the system. Dry slab, standard build. High reading, a vapor-mitigating primer goes down under the color. Tell us what the space is and what sits above it and we can usually tell you on the phone whether it is straightforward.

Yes, and most of that work happens with the garage door down, which is a more controlled space than people expect. What we will not do is argue with the weather. About two-thirds of the year's rain falls between June and September, and this stretch of coast has seen the far end of that: Albert Whitted recorded 18.54 inches in a single calendar day during Milton, and the St. Petersburg tide gauge — the longest record on the bay, running back to 1947 — reached 6.31 feet above mean higher high water during Helene on 26 September 2024. Shore Acres has flooded four times in four years. If a named storm is in your install window we move the date rather than cure a floor into a falling barometer. Once it is down, a seamless floor is a good thing to own: it is non-porous, so it does not drink up standing water the way bare concrete does, and it hoses clean.

Long enough that the prep decides it, not the product. A home garage that was tested, ground and top-coated properly runs on the order of a decade to thirty years; a floor taking daily commercial traffic, five to twenty. Where you land is mostly sun and salt. This is the Sunshine City — it still holds the world record for consecutive sunny days, 768 of them between February 1967 and March 1969 — and that sun comes through an open garage door all year, so a clear coat without UV stability will amber. Price & What Goes Down

Installed, most work here lands between $5 and $12 a square foot. A single color sits at the bottom, the flake systems most garages choose sit in the middle, and metallic runs $9 to $14 because of the labor in the pour. A two-car garage usually finishes between $2,000 and $4,500 in flake, or $4,000 and $5,500 with a polyaspartic topcoat. Shop and warehouse floors — the light-industrial belt through Pinellas Park, the shops of the Warehouse Arts District, or a retail space on the 49th Street North spine — run roughly $3 to $8 a square foot depending on size and on what gets spilled. The line that moves most is moisture mitigation. A slab that tests high needs a mitigating primer and that costs real money, so we test first, quote it only when the reading calls for it, and never fold it into every estimate as insurance.

Usually both, in that order. An epoxy body coat gives the bond and the chemical resistance; a UV-stable polyaspartic clear goes over the top for everything the sky does. Epoxy is the better base and the worse finish — it takes 24 to 72 hours to cure, it is fussy about humidity the whole time, and a clear coat without UV stability yellows where the sun tracks across an open door. Polyaspartic cures in a few hours and tolerates a far wider band of temperature and humidity. That short cure earns its keep on a peninsula: the Gulf and Atlantic sea breezes meet somewhere over the Florida peninsula most afternoons, and on the days that collision line sets up over Pinellas a clear sky becomes a downpour inside an hour.

Associations, Condos & Coverage

Constantly. About 19% of St. Petersburg housing units sit in buildings of twenty units or more, so a good share of the decks, walkways and shared garages we look at belong to an association rather than to one owner. You get the manufacturer data sheets and a written scope you can forward to a board or a property manager without rewriting it. If your building is working through a milestone inspection at thirty years or a structural integrity reserve study, one point is worth being clear about: a floor coating is not one of the components those reports cover. What actually happens is that a reserve study surfaces deferred deck and walkway work, and the board ends up looking at the floor while it is already looking at everything else. On shared decks we phase the work and time the cures so residents are not locked out of their parking longer than they have to be.

All three, and the rest of the county with them. The route runs from Tierra Verde and the beaches up through Gulfport, Pinellas Park, Largo and Seminole to Clearwater, then north through Dunedin, Palm Harbor, East Lake and Tarpon Springs. Pinellas is narrow, so nearly all of it is a short drive. Staying on this side of the water is deliberate — it is why the person who measured your garage is the person grinding it two weeks later, and why a callback does not turn into a scheduling problem.
