Hidden pricing, silence about what the slab is doing, and a different set of strangers every morning — that is the standard experience of hiring an epoxy contractor. None of it is necessary.

On 26 September 2024, Helene pushed the water at the St. Petersburg gauge to 6.31 feet above mean higher high water — the highest reading in a tide record that runs back to 1947. The Number Comes Before the Quote

Vapor coming up through the slab is what lifts epoxy off it. So we measure it — ASTM F1869 calcium chloride, or ASTM F2170 probes on a slab that calls for them — and you get a written St. Petersburg Slab Report with the actual reading in it. If it is high, we price the vapor-barrier primer. If it is low, we say so and you keep the money.

The seven that come up on almost every estimate, answered the way we answer them standing on the slab.

It moves the work to the right hours. Relative humidity here averages roughly 88% at 7 a.m. and falls to about 57% by late afternoon, while manufacturer data sheets stop you at around 85% relative humidity. Above that line epoxy can amine-blush — the waxy film that keeps the next coat from bonding. The same sheets ask for a slab at least 5°F above the dew point. So the binding constraint here is the morning, not the afternoon thunderstorm, and we read a hygrometer before we open a kit. Flake runs about $5 to $9 per square foot, solid color $4 to $7, metallic $9 to $14. A 400 to 500 square foot two-car garage with a full flake-and-polyaspartic build-up — moisture test and diamond-grind prep included — typically lands between $4,000 and $5,500. Almost always moisture vapor pushing up through the slab. Two thirds of this city's housing — 67.7% of all units in the 2024 American Community Survey — was built before 1980, when under-slab vapor retarders were thin, patchy, or simply never installed. Those slabs can push past 3 lbs per 1,000 sq ft per 24 hours, which is where delamination risk climbs. So we measure first: ASTM F1869 calcium chloride, or ASTM F2170 in-situ relative humidity probes when the slab calls for it. High reading, the floor gets a vapor-barrier primer. Low reading, you do not pay for one.

Less a wrong month than a wrong hour. June through September delivers roughly two thirds of the year's rain, so summer slabs read wetter and the morning humidity window is tighter. November through April is the easy stretch, and it books out first. Either way we test the slab that day, work the drier half of the afternoon, and finish in a humidity-rated polyaspartic topcoat instead of waiting on slow-curing epoxy alone.

Ten to thirty years in a home, five to twenty in a shop or warehouse taking forklift and pallet traffic. What decides it is everything that happened before the first coat: a slab that was tested and, where the reading called for it, primed against vapor, plus a UV-stable topcoat that will not amber under Sunshine City sun.
